hi alli'm new on real estate and on BRRRR strategy. i'm try to figure out how this strategy works, maybe some of you could clarify process after last R of repeat. if i'll be able to buy 1st house in cash and rent after a period i could refinance with bank for 75% of ARV, using to buy second house. now my question, after purchase of second house i'll be on situation where 1st house is under mortgage and maybe second house 100% own by me, at this point Re-finance will be only on ARV of second house, means 2 mortgage, or loan will be on Asset portfolio ( value of both house) and in this case part of found could be use for close 1st mortgage and remain cash for other potential dial?

I recognize the value of a hard money lender but I have also seen over the years how the rates have generally gotten out of hand- on a past deal I had under contract but walked away from the hard money as it was offered to me at 15% and another 4pts for closing and me still coming to the table with 20% due to claims that having done a half dozen personal flips, my partner being a GC for 40 years, and doing 100s of renos... we didn't have enough experience for the lower rates.

Was wondering about the process though should I do the refinance before or after I've found another property and any insight or tips or info you could give me on what I'm trying to do which is buy multiple rentals a year the next property I buy I think I want to BRRR it versus doing a rehabbed property to give me more meat on the bone.
