I think I will send a letter saying they either need to remove the non-complying animal, pay the pet fee or provide the appropriate documentation within x days.I don't want to just let this ride because this "emotional support" animal issue in my opinion has become an excuse for many to get their "pets" into places that they normally wouldn't be allowed.Not sure what I would do if someone wanted to bring a cat into a unit.

Then if they fail to do so, give them proper notice to evict for failure to comply with rental agreement.Anyway, my guess is that other rentals in the area don't include utilities.

If the husband does end up moving in, you'll have to issue the tenant a notice (in my state it's called a "cure or quit" notice, but I believe in your state it is called a "comply or vacate" notice).
