If you want to move the kitchen sink in 20 years, or you need to repair a leak in the hot water line going to the washing machine, you will need to do some expensive tests AND THEN bust up the slab, make the repair, and then redo the slab and flooring.This is an opinion and not fact, but I did want to share my particular favor for pier and beam foundations (assuming all other things are equal.

Yes, generally you can just sand it down (you can rent the machines from Home Depot - drum sander, finishing sander, and edging..).

My understanding is that deal machine/prop stream are better used for generating lists (as opposed to skip tracing and direct mail) since they are more expensive.

If a potential tenant doesn’t agree with that policy They can go rent off the neighbors and let mr. whiskers spray urine on his carpet . in lower income areas the tenants can barely clean up after themselves much less a dog or cat . a pet deposit of a couple hundred bucks isn’t going to be of much good if you gotta tear out carpet , laminate floors ,replace sub flooring and repaint the drywall in heavy primer renting ozone machine after they leave to get the stink out .

If you use a base fee your tenants' friends and family will show up and will run your laundry machines ragged.
