But, if you could rent to law students, med students, traveling nurses - you'd have way less chances of a horror show regarding cleanliness.See if there's a way to avoid undergrads, at least, is my advice.

"I'm not prepared to do that"... when a tenant asks for something that I'm not inclined to do.Consider how many people die in retirement homes, nursing homes, hospice centers, hospitals, battle fields, and city streets, let alone in private homes.

@Dan Bosak We looked into something similar to what you're proposing - our idea was to hire a local medical answering service (the kind that can decide if the nurse's after-hours phone call warranted a page to the doctor on call).

Some associations really frown on it.Good for some seasonal, corporate, and project workers (traveling nurses, oil and gas executives, highway project engineers, etc)...One thing I did with a similar sized condo with some luck was the partially furnished strategy.
