Hey Friends,Quick situational breakdown for everyone, and I'd love to have my blind spots pointed out since I'm still quite new in the game.- I own my single family primary residence, having purchased it with an FHA loan (currently 15% equity in the property)- I recently purchased, waited, and cash-out-refinanced a SFR in town, putting 100% of my investment back in my bank account and maintaining 25% equity in the property.As I continue to focus on cashflow, I found a FSBO duplex that I'm very interested in.

Thank you for your response yes the purchase price is correct it was a auction property that was forgotten and fell into repository at the county everyone just turned a blind eye to it.

Chris Mason, in my opinion, the 50% rule is irrelevant in most high-rent markets such as you'd find in many parts of California (and elsewhere in the country), and its irrelevance in California is amplified by Proposition 13.There's no way that a 3/2 SFR renting for $3,000 in Orange County or the Bay Area or a suburb of LA is going to have three times the expenses over the long-haul as a similar house renting for $1,000 in Indy or Cleveland with its lower-quality tenants and harsher weather conditions, which is what someone blindly applying the 50% rule to each property would come up with.
