Once we have a completed application, we verify income (by calling the employer and/or with paystubs), verify previous address history (this will show up on the credit check, we ask about any addresses that show up on the credit check but are not listed on their application), and verify identity by requesting a copy of their photo ID to make sure their info matches the application and screening reports.Next, we run credit, criminal, and eviction reports.

Frankly, I think it's way more risky to put a "For Rent" sign outside a vacant rental, as this advertises to criminals that no one's home.

In the long scheme of things, this is worth more than the short term bucks you'll get from the tax deductions (which also might put you in an awkward spot should you get audited, coughing up taxes and penalties).3) While there is no statute of limitations on maintaining all records to establish the correct basis on a property (for computing depreciation currently abd eventually computing the capital gain when disposed of), I do think that you would have something of a "safe harbor" if something that you expensed improperly (or let's just say aggressively) has slipped more than 3 years into the rear view mirror, as long as there is no evidence of fraud/criminal activity or other shenanigans that would give the IRS greater leeway in dredging things up.

You combine criminal, sex offender, credit, eviction and our tenant watch report along with employment history etc. and now you have a good set of data which you can use to cross reference and connect the dots to validate anything your applicants tell you on their application.This research or use of historical information to make an informed decision is crucial to helping us all identify the type of tenant(s) we are looking for to rent our properties.Hope this helps and I did try to keep it short but this was the best I could do.Jeremiah Stephen
