I recently "divorced" the bulk of them especially since a few started bringing clients who wanted angel investors who would provide $10M solely based on how cool their products were.So I invested in a wholesaling course (Steve Cook's) and I had a bit of background in the note business, so I basically joined a popular note network just to have another viable source to work with.

It might even get people who are smokers to move out of the projects and find a private landlord willing to tolerate smoking.

Hi @Josh Cook,None of us know your full scenario, but if this has lender-paid PMI (commonly advertised as "no PMI") or it's a baby loan, those numbers aren't actually crazy at all. 

While it may take you months in Illinois, especially cook county, to evict, I can have someone out in the same month they miss rent.

I generally interview a lot of candidates and I verbally decline/weed out those who just on the surface would not qualify (smoker, guy with 15 snakes, person trying to re-negotiate the rent down, someone asking me if an eviction will be a problem or if I plan on calling their last landlord, or asking about a payment grace period).
