I'm leaning towards the seller financed package - Option 2- since I could almost certainly have the monthly debt service covered by renting out the SFR upstairs (it has 2 separate living areas, but may need to be converted into duplex which could be very costly, and maybe impossible), and I think I could find private lending to help fund building projects on the lots.

Part of a 2 package deal that included a duplex that I really wanted.

My plan is to get to 150 total units and then sell the entire package at a premium cap rate in about a year to eighteen months time.

My husband and I are evaluating a package deal on some duplexes.

In Commercial Lines, there are a few forms that might be used (Business owners or Package policies).

We have a package from My Alarm but there are tons of others including 'roll your own' from Amazon etc.

@David Avetisyan I don't use Deal Machine I use Remine..as it is included in our MLS package.   

On move-in day we surprise the new tenant with a move-in gift package of our favorite cleaning products in a cleaning bucket, a new cutting board, toilet paper, liquid hand soap, paper towels, disinfectant cleaning wipes, dish washing liquid or dishwasher detergent.
