Water Leaks and Mold

My husband and I are evaluating a package deal on some duplexes. All of them need varying degrees of work but we have some concerns about one building in particular. One side is vacant and nearly entirely gutted (and has been for quite some time). While viewing that one we noticed mold on what drywall is left and also in the insulation. We viewed the other side at a later date and found at that time that the fiberglass bathtub in that unit has a puncture hole. According to the tenant, the puncture "just happened". My guess is however, that it has been there for much longer and it conveniently "just happened" right before the walkthrough was scheduled. It is the only bathroom in the unit so it's been being used with the hole. The duplex is on a crawlspace. 

We have numerous concerns regarding water damage to the subfloor, joists, etc. due to the hole in the tub. This is on top of the mold issue in the neighboring unit. My guess is that the issues are connected but we have not been in the crawl space yet to inspect (but we will before moving forward with a deal). 

We do currently have 3 duplexes but are newer to investing and renovating at this scale so please share any tips on what else to look out for or inspect given this information. Or if this is even something that is worth considering knowing these issues. Thanks for the help!
