Where do you usually monitor this?

My MLS usually has all the documents online like the property disclosure, rent rolls, deeds and more if the listing agent has done their job right.

My lender has told me that fixer upper homes usually can't be financed with conventional (non reno) loans. 

There are no ratio programs but the rates are usually a little bit higher and there's a bigger down payment. 

In my case, if an agent brings me a buyer and the sale closes, I pay them a fee, usually 2% to 3%.

However, I'm also a travel professional and am usually away from my home months at a time for each contract that I do.

A deed transferring the property's title to the LLC is usually executed in order to do this.
