Here's what i do....and this may be a bit controversial....but here it is....When they initially call me I do not pick up the phone....I want them to leave a voice message and if they sound like they have some sense, then i will return the call....if not....then I don't.

They left a voice mail, I have tried to call them back repeatedly with no answer but I don't care.

Just starting to analyze deals and watching the process is very helpful with the commentary.

Expect many owners to either have the mindset of #1 or just hang-up on you because they’ve been lowballed by a voice on a phone in the past.
