Look at your ARV for comps with similar sq footage, bed bath makeup, within 1/2 mile, sold last 90 days, always be conservative in estimates.As far as living there, that's a longer play, but if you're confident the market is going to keep going up or at least not go down, you should be able to play by the same rules

There will probably be a minimum lot width or frontage, as well as a minimum square footage for the lot.

I made my offer at $147k (So I can at least snag $150 a door and maybe $200 down the road, but that's speculative) because at $175k (list price) there's no profit, I would say it's a loss if you add the time involved in organizing the deal, and $180k, you're cheating yourself.Your monthly maintenance is too low, I would at least say $100 bucks a month, if you include cap ex make that $170 a month.There's no profit in the deal, the square footage of the house sucks, you have no backyard, no garage, you're going to need to build a car port, you're within kissing distance of another duplex so you have no privacy, and it doesn't matter how close it is to the med center, your rents will stay low due to the fact that the property is missing the aforementioned features.

I have to say after hearing everyone's opinion, reading online and just thinking about it making a taking a decsion quite easy, especially once back on the job and looking at everything.We gave up about 20% of the square footage by framing about 3 feet in front of the walls and leaving a crawl space.

As far as comps in the area, as far as I've seen, they range from 84,000-200,000 so it's hard to say, I ran one set with the wrong square footage number.

depends on exact location, condition, sq footage, and number of baths / beds.Generally speaking for the more defered stock which is typical in that area ~900 for three bed 1 bath apartment. 600 - 700 for a 2/1 apartment. 925 and up for a 3 bed house.  1100 and up for a 4 bed sf.
