Rehabbing/Flipping Sweetspot

Hi everyone,

Is there a consensus on what type of property brings the best value? I am looking to either flip within a few months or live there for 2 years and then sell; in both cases I would like to fix up the property.

Should I be looking at houses or condos/town homes? What is the optimum age, 20-30 years old? Mediocre house in the best neighborhood or vice versa? Between $100K-$250K or over $500K? Pay cash or use financing?

Every deal will be different but surely there has to be historical statistics that dictates what attributes, on average, the best investment has?
