@Nate Jenks no problem, here to help and clarify.When we speak to "cash out" loans in lending the maximum loan amount is usually 80% LTV on a primary home. 

How did you find this deal and how did you negotiate it?

We just button down our lake house and hope to get a Thanksgiving (we did this year) and Christmas (nothing yet).

If you have 60k equity and 10k cash, slow down and remember this - you need 15k for reserves for a new property and you should always only use half of your equity which would leave you with 15k for downpayment and 10k cash for renovation.
