I was actually looking for a book on how to successfully buy and rent out short term vacation rentals, but when I saw Brandon's book I realized that was much more what I was looking for, not the fluff of how to write an ad for Airbnb or how to lock up your possessions when you go out of town.

You would then have to remove any occupants after you take possession. 

At the same time (or as part of the agreement), I would write up a memorandum of understanding with the consent to do construction on the property and to take possession of the property now.

Such as here in Georgia, you can 1) go for the foreclosure, 2) sue on the contract, 3) rescind the contract and bring ejectment, or 4) rescind the contract, re-enter and re-possess, with three and four depending on whether the property is occupied or not.It wouldn't surprise me if I was overlooking something blatantly obvious at this point, so feel free to wave the answer in my face if that's the case.

Of Course, the judge will give them 5 days, then I will have to get a writ of possession and wait on constable to get a set out date. 

VACANT POSSESSION!!!!

The judge said I could come back on 7/2 which is today to get writ of possession and sheriff will come get her out on 7/6 (because 7/4 is a holiday).  

In my opinion, when there is a non-paying tenant, getting possession back is the most important thing, and a cash for keys agreement can be the least expensive and most effective for everyone.
