If you don't have a great relationship with the tenant, and even have a tiny bit of doubt, don't accept any free work.It does sound like the tenant maybe trying to get back at the other tenant that gave you a laundry list of negative reviews.

This was a converted old building that was at one time a hardware store - 2 story - converted into 26 units.  5 1-bedrooms, and 21 tiny studios.I rented those 25 units over 8 years and not once did an applicant mention they wanted a tub.My tenants were students and techies, mainly, and some other working people, one retired lady.
