“Wholesaling” in of itself is not illegal but how you execute the transaction can make it illegal.

@brent coombs, thanks yeah It wouldn't be any good with the approval.I've sent the analysis with all records and executive summary to HML and I'm waiting on him to sign off on it before I submit it.

I'm paying more than triple that but then, he has 50 staff, is leap and bounds ahead of where I am and you don't get a free handout from anyone at that level (I wouldn't expect one anyway!) 

Once legal title is obtained, the wholesaler is now the active seller of the property and then executes the contract between themselves and the cash end buyer.  

Sure if you micromanage you can ensure that things execute correctly (If you have the bandwidth to micro manage everything).  

Not so much anymoreRight now, I got an ad running  to find somebody (kind of clerical)  to write leases, manage documents, help post bills and post payments or really just take some of the load off my current staff.
