Understand that real estate is not a quick get money scam.

I think it's a scam since no one has ever heard of this non-sense.

 make sure the GC isn't the one scamming you!

A credit to the buyer is the simplest method for them to utilize.This might be a scam by the seller to keep the funds and leaving you on the hook. 

In the NYC area, tenant pay agent fees if they go thru brokers, and now they get snagged with applications and credit check fee with owners, many feel it's a scam even if I don't make a dime.

There's also a craigslist ad going around about joining an REI team, of course they're boasting 10k a mo. potential which concerns me as possibly being a scam, but if I could learn a thing or two from it and possibly network in the process maybe it would be worth looking at?

Are they as big of scams as it 'sounds'???

Survived the crash but rents were flat and costs were up so cashflow suffered not to mention a few bad tenants with high turnover costs soured me on residential real estate.I tried alternative investments, some worked some didn't, some turned out to be scams.

It is the same scam run by the black mold people. 

@Doug Martin one major risk you have to worry about is being a key target for scams.
