Variables of importance are max delinquency last 12/24 months, LTV, CB score, behavior score, employment history, income, etc.  

I understand we're in a hot market and speculation is driving prices out of its fundamental behavior but, I was wondering if my analysis is lacking some type of piece or my math is from another planet.

As I read all your comments about tenants tearing things up I wonder why you all tolerate this behavior from tenants?  

I'll give felons and junkies a lot of understanding when they apply to rent my places. but a pool gets zero tolerance from me.poor human behavior can be changed, a pool will always be a nightmare.

Although it's human nature to want to give people the benefit of the doubt, this is not behavior that ever turns around for the better.
