For example, if I look at comps of "like kind" buildings that are selling for cap rates of 8% and $50,000 per unit, I'm definitely going to be comparing my purchase to these metrics and dig a little deeper.

The big areas areas of concern/opportunity are as follows: * There is a lot of inventory in Deal NJ that are very nice houses* The preferred inventory you would want is in Long Branch / West Long Branch but you need to know the areas because the deeper you go into long branch the less desireable it is for an MU Student to rent there. * Crime in Long Branch is an issue to be aware of Hope this was helpful.

He was so cheap that I never felt guilty about paying him while I screwed off (or did deeper repairs).I can do my own roof (no one better) and despite being 60 if I were to do a 1000 sq ft rehab this month I'd do my own roof.If you're short of time, and MISSING DEALS because you're doing scut work maybe it's time to hire it out.

The deeper I invest in real estate, the more comfortable I am hiring an AC company to inspect the AC/Heating system, a plumber to properly inspect plumbing and so on.
