Since they owe almost full price on the 160k house, they are going to just give it to me (at my request) and let me manage it.

I can say wholesaling doesn't excite me at the moment or maybe it just intimidates me. 

I know financing for me at this point is at least as big an issue as finding the right deal.

I'm not afraid of debt but haven't quite mastered the beast either (~ $1.2M in mortgage debt: primary which I just purchased and live in now because I was tired of renting, beach house which pays for itself, and now the cash out refi against my other home in San Diego) which puts me at overall NW ~ $2.2M).

There's not a convenient location from the HVAC to move the line and the plumber quoted me at 3K to move the pipe and knock down a lot of walls to do it.
