Good morning everyone, my name is Brady McCall and this is obviously my first post here on BP. I have been listening to the podcast for quite sometime now and just absorbing information. I am actually listening to Episode 150 as I type this.
Small back story on my accidental first property. I bought a house when I was 21 years old and I am currently 31. After through some unforeseen circumstances that house is now being prepared to be my first rental property. I bought it as a foreclosure back in 2011 simply thinking about the equity. I saw that it once appraised for $180,xxx and I purchased it for $112,XXX. With my primitive real estate knowledge understanding back then I thought it was a good deal. Which I still do. Since then my town has had huge huge economic growth and the housing market is very high. There is a chance one day I might consider selling it to raise capital but for now I think it will be better suited as a rental. I might catch some grief over this but my parents are actually going to rent it from me. They are aging and don't want to jump into another mortgage at their age. They love the house and the property and it seems to be very beneficial for everyone.
As of right now I am gravitating to Buy and Hold but I could see myself flipping a house from time to time to raise capital. I haven't put in enough research to decide which area of the market I want to try and pursue just yet. I can say wholesaling doesn't excite me at the moment or maybe it just intimidates me. The thought of a semi-passive income with rentals while being able to work seems to be what my studying revolves around. I do have two children and so I need to for the time being approach real estate investing very conservatively.
Looking forward to navigating the site, learning as much as I can and combat the whole analysis paralysis that I definitely see being an issue for me.
