Modern, flexible housing with smart TVs and automated marketing, booking, check in/out, locks, and communication...with resident manager living on site and office open during business hours for convenience and added service. 

I've automated a lot of my processes, so see very little purpose in giving away my money to a vacation rental manager, or other company, but managing these 3-4 properties with 3 little kids becomes a bit challenging when issues come up.  

I'm big on automation so you may want to look into making their lives easier as well with automated payment systems, maintenance requests etc, so they are also more efficient.

Zillow, like many automated valuation systems, uses nearby sales to determine value.

You can find one that will set up a couple of automated searches for you in the local MLS and keep an eye open,  but those are so rare that they eventually just forget about you. 

In my experience Propertyware focuses more on rental property management, especially automating notices and such.

Anyway to automate that process?

When I decided to launch my business, I leveraged some automation tools to message my network on LInkedIn and raised about $1MM over the course of two weeks (ish).
