Yes, this is definitely my best deal, to pull out 75k cash and still cash flow strong, it was worth all of the blood, sweat and tears.

You also can't put any personal "sweat equity" into the property - you can't go mow the lawn or change a lightbulb or make a repair.

Just to pile on- my SDIRA is part owner of another LLC that holds a number of properties (My contribution was capital, partner is putting in a lot of sweat equity)  Finding a nonrecourse lender that would work with a part-SDIRA entity was challenging. 

Not I helpful, I know.Start with the goal in mind and work your way backward.Personally, I don't sweat the interest rates.

nice call.Rob K yes, it's a humidifer, thx for clearing that up. it's typically all the way down except when the kitchen window sweats (hasn't happened for some years now though) the crawl floor is concreted. no water down there. i'll have to look for stains, however, i have not noticed any & i've gone down there quite a bit in the past.
