I have an application from a lady that other than being a smoker, I would rent to.Does anyone know of anything that would prevent me from charging extra rent and collecting a larger deposit to protect myself from the risk that she smokes inside the home?

So I went ahead used my own resource to trace the owner of the property, and it seems to be a lady in her mid 70's who is living outside the state.

Lulu always pays the rent (courtesy of the mother-in-law who is a delightful lady who I wish adopted all my tenants).

Although I’m sure every wholesaler reading this considers themselves part of the upstanding 1%, and are 100% transparent with the little old ladies they are fleecing. 

A lady or guy in a bank cranch who does car loans and opens the vault and opens checking accounts cannot approve your loan.

The lady's other son went to another apartment building and moved in "for only a couple of days".

@Thomas Fosnaugh: At the recent orientation I went to for section 8 here in Chicago, the lady presenting answered a question sort of like this.

As my portfolio grew I was able to hire a painter and a cleaning lady etc.
