Chris Moss Vacant Land question
27 March 2020 | 2 replies
Thanks for the input Lynette. so the story I got from the guy was that he has a total of 45 properties in his portfolio right now including homes duplexes apartments and some vacant land. and he is now going into the car washing business so he wants to liquidate all of his land, mind you I reached out to him or I seen his name pop up on tax delinquent list that I was going through. and when I asked him about the properties in question, he said that he had a verbal contract with the lady as far as the little strip of land that goes through the neighbor's property to allow them access to the land / home oh, and that he was going to leverage the other property that is a little strip that is fenced-in in between two homes he was going to leverage that to the school because there's a big school behind it and it is one of the only ways to access the school because it is landlocked, so that is the story I got from him I've been unable to contact the county about the properties because of the shutdown so I was just looking for input as far as how to go from here.
Jorge Caicedo Disclosure Statement
18 December 2013 | 22 replies
Adopting securities disclosures to an exempt transaction simply pulls the perception of your loan is being treated with security implications. The more you put in writing the more you have to address when you don't follow the norm or follow usual and customary methods. You should discuss loss aspects, truthfully verbally with anyone you deal with.Any full disclosure would be 200 pages long of "what ifs", don't go there in writing. These disclosures dreamt up by gurus and others is nothing more than eye wash to give a false sense of security to the person giving the disclosure, as if it gives cover to doing something questionable.
