Not super-saturated, but something on the brighter end of the scale... teal/cyan, kelly green, ruby.  

If they are a pain in your side, and you wouldn't be sorry to see them go, hello nice fat increase.  

Chris Mason I'm exploring it because of how saturated the Texas market is and the cashflow potential in places like Columbus, OH.I'm not planning in Houston much longer than a few more years so I'm looking at other options near where I'll be relocating.

I don't tell them this, but that's how it has gone so far.I have a feeling that a saturation of unfriendly landlords creates overly tenant-friendly localities.

I actually don't recommend Atlanta anymore as a market as I think you can get better returns for lower prices in other, less saturated, markets.

I found they tended to get fat and happy after awhile.

Temple student housing looks quite saturated after the construction of "The View at Montgomery."  

VA doesn't require PMI, however, there is a fat "VA funding fee" of like 2%.

I do this with the fat tenants as I figure them running is the only exercise they'll get all month.
