The best thing i can say is that the city is rapidly changing so make sure you get in contact with people who truely know the city at a street by street level. there are several neighborhoods that are changing and can provide alot of oppourtunities for investors. if ever i can help please reach out. happy hunting

National vs local can be very different.I don’t foresee a real estate market decline, I don’t think that values will continue to rise as rapidly as they currently are but I also don’t see a decline in the near future.

The benefit here is I can close rapidly for the initial seller and get them their cash in days or weeks, then take the time required to get estimates, permits etc so I can personally close the reno loan.

Often times my deals are purchased a really bad cap rates based on actuals (4 cap or 5 cap), but I can rapidly turn them around and get them stabilized in the first year.
