What Do You Want From Your Property Manager?

About 4 years ago I expanded my brokerage to include property management. I have been an investor for about 15 years at that time and I knew what investors wanted. We have been blessed to expand rapidly over the past 4 years without any promotion or advertising. But, its time to step up the expansion by providing more of what investors want. Our client base is 90% investor and 10% mom/pop. We are a value-add company, meaning that we want to do more than anyone else out there but for the same or a lower price. 

What value add services would make you want to switch from your current PM to a new PM? What would WOW you and make you say "We have to start doing business with that PM"?
