Kathy has a radio show in LA  Jason has a pretty HUGE following on his pod casts etc etc.Then you have others who have created their own organic growth and don't really rely on marketers as much.when I first started funding turn key players in 2002 ..

You can't compete in markets where the investors are overpaying ....Eg from Wall Street JournalDemand from the industry’s biggest players has sparked a rush to emulate and feed them houses.

Just like owning property out of state boils down the the PM those are your critical players.

After building up enough profit from wholesale deals then that money can be used towards other investment strategies.This isn't a perfect analogy (mine never are :), but when someone says they want to start out wholesaling in order to raise capital to do other types of investing, that to me is no different than saying, "I want to become a professional baseball player so I can make enough money to buy box seats for my favorite baseball team."

Take your time and learn the game and the players.

He is she is a key player, I would never invest out of state with out a qualified PM that you trust in place.

No way you can be the GOAT if these players in your era have the same number of championships and may actually end up with more than you have.

All the big players are here in my backyard including Del Monte and Dole.  

I would also call the regulatory agency (in Texas it is Department of Aging and Disability Services or DADS) and talk with them to find out as much as you can about players in town, who is expanding, etc.
