In our case we used the loan as part of the down payment on a multifamily portfolio and after a year+ of intensive rehab and repositioning work were able to get free cash flow to cover the loan.

We have a portfolio of about 400 properties and charge 6-7% on most of them, but the handful we have in lower rent areas are definitely more time-intensive and hassle-filled (windows getting shot out, etc.), thus the higher monthly charge. 

It makes them feel involved.This only went wrong once when some old bat kept calling me about anything "they are playing basket ball in the road" "err yeah, that's kids do" "but the bouncing of the ball hurts my ears" "foxtrot off biddy".

Leave the door and railings white, or maybe a less-intense version of blue or green - like sky blue or mint green.
