If you profit, get rich and help others along the way then where is the harm in that?

Also, how do you like being an agent, and how has it helped/harmed you in developing your business?

No harm in getting it under contract as long as you have all the applicable contingenices in place. 

Get the mortgage, pay your bills, stick to your plan, don't ever commit fraud to harm others (getting owner occupied loans and moving out early isn't hurting anyone unless you stop paying your bills), and keep on pushing forward.

Again personal choice but they do harm a good amount of folks by saddling them in CC debt.
