How do you account for the purchase of staging items?

We are still in the configuring stage but if can get to do what we want, it will be a game changer for us. 

Intown, where there was speculation in early stage transitional markets, prices are still significantly below (30%) peak.  

I'm new to Bigger Pockets and looking from some perspective on our initial planning from more seasoned investors.My spouse and I are at the beginning stages of getting into real estate investing and property management.

Wondering if anyone has insight as to how to finance the construction of a large (20k+ SF) rehab center.

@Nam Trang Are you allowed to ask if they expect a transfer during your lease term as part of the application process, before it ever gets to the lease stage?

The City of Toledo in Lucas County allows up to 4 tote cans to be supplied to an address, so the building has been conditioned to fit their garbage into a specific volume and anytime I have a renovation or move out I have my crew move the debris to a dumpster located at another unit.When we inspected the units we found that almost every unit had a corner of large debris that wouldn't fit in the dumpster, some had bagged garbage staged for placement inside the trash cans when they were next emptied (which contributed to my bug problem).

One was on a duplex we had removed multiple layers of old linoleum from and staged on the front porch to be hauled to our dumpster and the other was that house fire I wrote about on another post.In both cases I was able to immediately call the city inspector, get an understanding of what the issue is and identify that I "work in Toledo, invest in Toledo, pay taxes in Toledo, believe in building a better Toledo" and give them a specific time when the issue will be resolved.

At what point in the closing process do I discover all the liens and have full assurance that my newly purchased home is free and clear of any liabilities or obligations?

I've read a couple of article to about beginners, and gained a bit but hopefully something else in the way of reading articles will help me get through the next stage of my life.
