I arrive on campus in the Fall but would like to work/learn for any investor that could use some help this summer and/or into the school year as well!

There are many hosts who do require their cleaners to photograph and/or video the entire place before they clean if there's a problem, and after they clean to prove they did a good job on the cleaning so the guest doesn't claim it was dirty when they arrived. 

They said it was cute and clean but there was a train idling across the street from the cabin when they arrived.

It is as much - if not more - an investment in the jockey not the horse.Also, analyze how they arrived at their projections.

Set an appointment and have them text you when they arrive and leave (free google voice number works well here).
