Lots of good connections here find a few bad apples.

For your scenario to make sense, you need to compare apples to apples on the performance of your invested principal.

I am looking for lenders  for a property (s) in a super super hot So Cal market, where every single silicon valley company is opening offices (Netflix, Amazon, Snapchat, TikTok, Apple, Instagram/Facebook all within 5 miles) and a mass exodus is happening from SF to this area for jobs at these locations. 

Therefore, I always have a dream of stock crash, so I can use my cash to buy a lot of stock at discount price, like google, amazon, apple at half price.I truly wish that the stock market can be crash like year 2009 stock crash.

Ultimately we're all just taking small bites at the apple, every single day.

Vancouver is like Apple stock and cashflow markets are Pepsi or Johnson and Johnson.

My question is, for those who insist on declining based solely on the existence of any eviction ever, how will you weed out the bad apples when evictions and civil judgements no longer show up on background reports?

I think it is ridiculous to have a honor system because people WILL take advantage off of it and ultimately that leads to people assuming that people who REALLY need it are full of BS because of some bad apples...such is life.BUT, that is my personal feeling and that has NO place in my business. 

The idea of finding your niche or offering something better than your competition is constantly pushed in the business academia so I was wondering if and how it apples to my business.. 

Every site definitely has their bad apples, but the awesome thing about this site in particular is the awesome amount of research and due diligence and backup the good apples do to shun the bad ones.
