He helped us find money sources and much more.When he left we felt like we understood how to analyze a property for condition and scope of work needed, how to financially analyze a deal with the spreadsheets he gave us, how to write offers, and how to deal with the world of real estate.  

Now, I'm not accounting for closing costs here because I just want this concept to be understood. 

It would be to your advantage if the broker both offered and understood Delayed Financing. 

Maybe because I used to listen to their podcasts every day before I got my new job and no longer have 60 mile commute to and from work every day.But I have never understood the negativity about this group - at least not at the $500 account membership.

Their are basic rules that must be understood. 

I think if people understood the areas, they would be willing to spend more to get good cash flow as well as better long term potential.

I never understood owners who didn't want to do this.

I never have understood people just lurking and not participating.

This is an office, in that state, open during all business hours, that will receive any and all service of process for that entity, in that state (if you get sued, they deliver the paperwork to the registered agent, RA).From what I understood, and I can be wrong, if the entity owns a property in Y state, then the entity will need to be registered in that state as it is technically "doing business" in that state.
