SDIRAs have pros and cons, the biggest con probably being UBIT (in the context of apartment investing).Neither of these on their own is going to get anyone to the point where they're retired and living on cash flow.I'd say focus on doing your deals and raising your income while not raising your living expenses, then the rest will follow.

Also many lenders will want to see you have some nice reserves like 15-25% of the purchase price on your first deal. 

The way most house hack deals in Milwaukee pencil out at the moment is about half of what rent would cost for the owner.

Find the right deal and take action sooner rather than later.

IM located in PHX,az and would like to know the name of this deal scenario where buyer agrees to pay off completly sellers loan balance, for example , lets say seller owes $50k on a $350k home buyer agrees to pay seller that $50k and is the new owner of said home.

New (ish) wholesaler looking to do a mobile home deal in Jacksonville Florida in which the seller wants to get out and over with it.
