I actually know of another landlord who lowered his deductible in similar fashion When his insurance agent asked why he wanted to lower it, he was honest and told him he was evicting the tenant and wanted protection just in case the tenant got mad and tried to kick any holes in the walls or burn the house down (extreme but unlikely, fortunately) as retaliation.
