Finally, it is the lenders decision to entertain the idea of a short sale on a residence that is not primary and usually there is no problem doing this.

It is a large part of our monthly entertainment budget, and it brings us immense happiness when we drive it.

It's market is extremely active and will remain so for a little while longer; the solidity is grounded in geographic location, climate, diverse employment base (ever expanding), higher education, hospitality/tourism, music and entertainment, the list goes on and on.

1st commission of the month goes towards the household for expenses/entertainment, etc.That would give you incentive to HUSTLE and try to do a couple/few deals a month.

The seller may or may not entertain your requests, but the worst they can say is no.

Once you get a deal done, your agent will know that you are for real and will entertain making more offers. 

Entertaining thread... a couple of things of note here:When you've got a 30k house its likely going to be close to 1k square feet give or take a few hundred (mine are anyway).So roof is not remotely close to 4k.

If they do show up, maybe ask the parents to allow them to use a electronic device to entertain them during the viewing.

There are a lot of restaurant and entertainment chains moving in (Alamo Drafthouse, TopGolf, etc) but there aren't many jobs outside of medical and service industry (lower paying).
