And even if you recieve a free and clear title from the county a lot of title companies will not guarantee their title search like the normal deed search would be and therefore some insurance companies will not underwrite the mortgage because of a possible "clouded title".

I personally know CA investors using this method, but I have not personally tried it in California so due your homework and contact an Attorney.Lastly, if your friend uses a quitclaim, be sure to check with the escrow agent to make sure this will not cloud the title.

You'll cloud title and it cannot be sold until you remove the cloud on the title.If you have an OP, and the owner has listed the property, the property owner/seller may be in a pickle.

. - meaning don't place the same ad- Use graphic ads and host them at photobucket - different names for each time you place it- Do not use the same name for the photos- There are tons of HTML tricks with "close to white" text - numbers etc placed in the ad but the reader can't see them - but don't use white text- If your area requires a verifiyed phone account the you can do 1 ad per 1 account per 48 hours - do not go over that or your PVA will be uselessThe key is to change it up.

ya I think it would be great to have an article based area, where videos can either be hosted or linked to youtube etc...Things like hanging a new door, replacing a dishwasher/disposal, how to properly install cabinets and even flooring, paint, toilet install etc...
