I've bought a number of properties that were 60-70 years old and needed significant work (zero maintenance for the last 30 yrs and appeared as if the TV show Hoarders was recently filmed there)....my typical budget is $20K- $30K including major items like roof, windows, plumbing/electrical upgrades- you can do a lot to the typical 1200 sq ft rental for $25K. 

Be prepared for the onslaught of guests who get lost, can't figure out how to make the internet work, forget the code to the house, lock themselves out, can't use the TV remote, clog up the toilet, etc.

You should see the disgusting ads on TV that the Canadian Real Estate Association puts out.

I used to have a daybed, radio, portable TV, card table and chairs and a "go kit" of kitchen junk.

@Troy Smith  1 - In the tv show I Love Lucy, Fred and Ethel are the best friends of Ricky and Lucy and they happen to own the apt building that they all live in together.

It's not a whole lot, but I can thank the local attorney who advertises on TV for getting the best he could.For years and years I have studied real estate but never had any spare cash to do so.
