The analyst showed that overwhelmingly in southern CA, there is a lack of inventory, and it is consistently shrinking month after month, pushing prices higher and higher.

Maybe in the Southern part of the zip code where Brewerytown is, you feel quite comfortable, but my sister worked at Young Scholars Frederick Douglass Charter School and it is laughable to think that she would feel safe walking there at night.You are also doing your rentals in your backyard so you know very well how far North you can reasonably go and still attract decent tenants.
