I do a lot of the work myself, putting in sweat equity, but I also feel I have a reliable network of RE agents, brokers, plumbers, carpenters, and electricians to do the work that I cannot or better yet should not do and hire licensed professionals... hard lesson learned, YOU GET WHAT YOU PAY FOR...Enough about me...

I have my plumber, electrician that I work with and co-ordinate with them. 

And so the plumbers and the electricians and the home inspectors of your area know exactly who these agents are.

Could be perfect for a landscaping business, plumber, electrician or small embroidery ect.

My father in law is our electrician, and he spends the time necessary to label every single breaker. 

Aloha,Permitting is of course your responsibility, but if you choose to use one of these, installed by a licensed electrician, it can be used to accurately calculate usage for the sub panel, vs. having the electricity provider installing a standard meter.

With a HH, you can learn how to analyze properties & markets, how to find an investor-friendly agent, how to spot value-add opportunities at properties, how to engage in a strong due diligence process, how to screen tenants, how to manage the property, how to build a network of contractors, plumbers, electricians and other pros, how to manage the book keeping of the property, etc., etc., etc. 

It's organized really well, with a couple of electrician bags, one holds all the specialty drivers, the other has a simple 8-piece hand driver set, Phillips and Flat respectively.My job bag, which is a small bag I use to fill with all the tools and parts I need for a particular task.

In all seriousness, you need 2 or 3 of each (plumber, electrician, drain cleaning, handyman, painter etc).
