Milwaukee has not been shooting up and then crashing down (like Boise), it has been very linear and only single digit appreciation over the last years.

For digital searches, I like BiggerPockets, MLS (residential + income) and LoopNet (commercial).

Slocomb Reed Many already mentioned but private investors want rates that are double digits and many states have usury laws that prohibit rates above a certain limit.

Just a few minutes ago I uploaded our lease renewal to avail.co and added the digital signatures to be sent to all parties.I did play with their template and the sections you can add or modify. 

Even in an extremely un-landlord friendly place like Los Angeles, I am getting double-digit CoC on properties I purchased around that time...and yes, they're all in great condition and are properties that I'm proud to rent out...places that I would feel comfortable having my parents live in.

A couple of things to consider, the first code that is generated for each guest is long, 16 digits, however, guests can change it to a 3-6 digit one, and also once you create a code, there is no way to cancel it remotely, you have to be near the lock to cancel the code is you need to.
