A couple of years ago when the regional water deal was being put together by the suburbs and Chamber of Commerce there was going to be money in there (from the suburbs) that would have paid to replace those lines plus upgrade the plant, develop a second intake, and upgrade sewer lines.

One is my main job(yardman at a concrete plant)and the other is to supplement income(valet trash).

Don't have to get full commitment but you can get a feel on interest level and get a seed planted for when you have a deal to show them.BTW I would also make contact with a few HMLs in your area in case you can't pull together an equity partnership but have a good deal.  

Some parks you can spot a private treatment plant, or a water storage building.

Also, if this thing is on a waste water treatment plant, then you need to move on.  

Details of that would need to be worked through.About your garden:  You should plant grass. 

I've heard stories (positive and negative) about stubborn negotiations, sales reps trying to plant bugs in clients ears about not using an agent, nice BTSAs, etc.

Landscaping is usually desert style - rocks with a few hardy plants.

When we acquired the building there were mushrooms and plants growing down from the ceiling that had roots planted on the roof.

There are still hammers to swing and paintbrushes to wield, but I am starting to look ahead at getting it rented out.There is a light industrial plant (food and ingredients) that is very close to the house... their property line is about 8 houses away from mine, and the house front door is about a quarter-mile walk from the front door of the plant.Even better, the company just expanded the plant with a second building, and have billboards up around town saying "We're hiring!"
