I have a habit, which has its pro and cons, of over analyzing situations until I psych myself out of taking the first step of action. 

I can help with walkthroughs, deal analyzation, rent / ARV comps.

Need more information to critically analyze this. 

I've put together a spreadsheet analyzing a number of markets with plenty of both growth and flipper activity, targeting several cities away from major metro areas, but obviously still looking to avert an overly saturated market(s).

Yeah I am already getting things ready to purchase my first deal soon and also starting to analyze deals in my area.

My goal is to use my shoe business as a tool to build a substantial real estate portfolio and while I'm waiting for those two years of tax returns, I've been reading real estate and business books, listening to dozens of episodes of the podcast, and (in an admittedly rudimentary way) analyzing as many deals as I can per day.

However, not quite ready to fully analyze and close a deal yet.

I do regularly consult my realtor to assist me with comps and ARVs but with the higher volume of deals I'm wanting to analyze I don't want to use up too much of my realtor's time.
