I can't tell you how many times I've been able to buy a house for less or saw them listed and walked because some garbage contractor that was probably found for pennies on the dollar (or a homeowner DIY job) did absolutely horrible--sometimes unsafe--work in a house.

@John McCandless  If the mortgage is on the rental property, you should be able to deduct those costs on your taxes along with the property taxes and insurance if it is a full time rental.When buying a rental property, you need to factor in all  of the costs (mortgage payments, insurance, taxes and any other expenses that you aren't getting the tenants to pay (eg water, sewer, garbage)).
