After going thru the motions when starting out I actually began to get calls from desperate homeowners who wanted to actually GIVE me their houses!

Lets hope that never happens, but if it should, I'm hoping that at least all us "idiots" here in flyover country should get a front row seat to watch the BIG cities turn into desperate war zones when their electricity gets shut off and they all go crazy....Giving flyover people plenty of time to prepare for the coast invasion.      

I am experiencing investors boldly and confidently grabbing the opportunity to renegotiate contracts to the sellers disadvantage in lieu of their uncertainty and somewhat desperation. 

. ;-)It's when people who are desperate to make a meager amount more, living paycheck to paycheck, have no reserves, have no skills, don't understand real estate, and are told to use their credit cards to join but are not told about the fact that 90% never buy a property, that part seems to be hurting people, not helping them.

Long story short, this absentee home owner called me and told me that he desperately wants to get rid of his investment property in my area.

I'm desperately needing one who is adept at double closings and just an all round great partner to work with. 

As a few people have mentioned the property is in desperate need of a large cash injection.

I understand that the market is hot now and it sounds like the US housing market is potentially peaking. the last few years where great here in NZ and trading properties is easy when sentiment is good (anything to do with on-selling deals we call "trading") I'm keen to get in to your Market but not desperate to rush in with the crowds. 

The fact we gave them space and do not follow up, we look established, not desperate, not pushy, and people simply like that.So no my friend.70% is in the follow up is UTTER BS!!

He isn't as desperate as that makes him sound, but I still think $255K is a good deal for this commercial property.
