I'm not as familiar w/ The Colony, but it seems like there's a lot more developable land, which may put a damper on appreciation....but you could probably find better cash on cash returns there.Without doing an in depth analysis, my gut tells me The Colony would be better for current rental returns, while Grapevine would have better appreciation potential.

so to be in the safe side I would suggest fence, depth markings on outside of the pool, pool safety sign, and if pool has deep end mention in the house guide and welcome email.

Looks like they changed the depth of setbacks from your back and side walls (which is big IMO) and listed some specifics about how large the Casita can be depending on your lot and home size.  

You also do not want to be in a subdivision of cabins that may be drilling to a similar depth as you.

I think could be a good deal, but I'm a bit out of my depth when it comes to commercial.
