The demo should take place within 30 days pending Asbestos inspection.  

Then, you can create a "lookalike" audience based on the information from the custom audience to reach an even broader demo. 

So far only demo has been done which includes the installation of 3 lvl beams to completely open up the 1st floor layout.

I have learned to avoid general contractors and anyone who is too cheap (eg "craigslist handymen" unless its like demo and hauling, etc.)

Simultaneously, you could either convert the existing SFR on the front lot to a duplex, or build a second SFR on the front lot, or potentially demo the house and rebuild a new duplex on the front lot (demolition has some restrictions, which you can look up on the city's website).

@Wei Jie Yang, based on your post alone, you might be an accredited investor. 

You may have missed me saying to "be up front" with both sides, it takes a bit more skill than asking a store owner to mark down the demo model everyone has played with or for damaged merchandise.....not much to it.Excluding the Realtors attempting to WH (probably sideways with the concept of "net listings") I haven't seen any WH on here that 1. really knows the basics of RE or 2. if they do, they can't apply the more ethical/legal applications, or 3. they know but don't care.
